Zagreb/2008 residential office Disposition of residential towers is the result of a very thorough analysis, considering all cityscape views, enhanced by not very distant Jarun park and lake, Sava river and further north Zagreb City centre along Savska cesta, Medvednica mountain and Medvedgrad, and to the south recently built Arena, Novi Zagreb with the trade fair centre and further south Samobor hills, 360° degrees view. Location and slight rotation of each residential tower opens the best views to the most residential apartments, maximizing north-south transparency, opening to the east and west, the most attractive views in all directions, accentuating Sava river, Jarun lake and Zagreb City centre. Site areas with proposed buildings intersect with non-built areas that are treated as landscape areas, differentiating levels, from the bottom to the top of the Sava river dam and urban deck, creating multifunctional landscape area, intertwined with pedestrian paths, ramps and staircases. Northern site area is formed as esplanade-platform opening excellent views towards Sava river and Zagreb City. Central landscape area is the most accentuated site area, acting as residential condominium living area, regardless of vicinity of Sava dam pedestrian path and Jarun lake. Positioning residential towers to the site corners increases central landscape area, that is formed according to existing site levels, from 112,93 to 117,00 (sea level rise), hillside ascending to the north. Landscape area lowest level 113,2 (s.l.r.) functions as buildings basement floor level, including ground floor level ('pasarela'), forms front passage, directing pedestrians to the central courtyard. Landscape area top level 119,00 to 120,00 (s.l.r.) is designed as esplanade, area in indirect contact with Sava river and Zagreb City view. Central landscape area is divided into two programmatically different areas: distinctive urban area (between Street A and area beneath 'pasarela') and central courtyard park area for local residents and visitors. Multifunctional central landscape area, intertwined with pedestrian paths and ramps, is equipped with multifunctional platform (prefabricated stage, theater, open sky cinema, ice skating area, restaurant, multipurpose area, etc.), belvedere/pavilion, 'waves' (wave shaped hillside, with the terrain contours that follow stone paved areas, suitable for the crowd gathering), caffe bar terrace that connects pasarela with central courtyard park area 'chill out' zone, 'adventure and board skating area', etc.
