Zagreb/2009 office Trnje district with all characteristics that could be prescribed to edge type of settlement and with confusing structure is composed of buildings descending from different epochs and buildings of diversified standards. In relation to the larger city area, it represents more a barrier than connection territory between northern and southern City districts. Transformation process has not been completed with Modernism urbanism, while it has been replaced with uncontrolled interpolation process and substitution of ruined units and areas. Primary tool is to maximize open public and pedestrians areas at ground floor level and to form central square that is accessible to everyone, from all directions. Central square with open atrium and canopy, including all vertical communication cores, represents street extension within the building and area for communication and encounters, area for brief stops and relaxation. To be in harmony with human street scale, lower building volume is proposed at contact intersection zone – horizontal volume that hovers above ground level and distanced vertical volume.Programme groups are organised following doctrines of accessibility and privacy gradations. Proposed are three models for commercial activities. 1st model (ground floor and basement level -1) is based on fast contact service – minimum volume programme with maximum activities. Area is completely public, accessible and open to citizens. Predominant characteristics of the area: attractiveness, serviceability, mobility and virtuallity.Second model (first and second floor levels, roof level) is semi-public – semi-private. Targeted occupants are tower employees. With regard to programme, these areas are upgrades of primary commercial activities. Space is structured as a spiral, motion and services are organized as gradation of different commercial areas. The most prominent characteristics of the area are communication and circulation, multifunctionality and polyvalence, semi-openness and transformation. It is possible to organise micro offices, small units (table, desk...) with ancillary services. Addition to this area is green roof for relaxation purposes.Third model refers to the most predominant building volume – office tower and is defined as classic office model – monitored office areas with defined staircase and elevator cores and open office space. Model established at the beginning of 20th century by business innovator Frederick Taylor that studied business performance, ideal application bases on office tower typology and has been retained to the present time. Its principal characteristics are solid structure, division between private and public corridors, maximized internal flexibility and explicit privacy.
